Building a home... Need advice from those that have.

We have been looking for a house for a few years now and can't find exactly what we want so we are thinking about building a custom home to fit our needs.

We will be keeping our existing home and turning it into a rental that we can get positive cash flow from.

Looking to build on 2-4 acres with custom home plans and shop.

I work 60 hours a week, so I wont be able to be present during construction.


- Need advice in all aspects from plans and financing to actually building it. Everyone I talk to says don't do it, but those that did got exactly what they wanted in their home too.

First off I don't know jack about owning a home or land. but I would like to put in my 2 cents worth. Rolling Eyes

when buying land find out about zoning for building. sometime you might buy a 5 acres but it is zone in 1/2 acres lots for example then you get lots of people buying right next to or around your property. also contact city and ask about plans for new development in the area. I would hate to see you get your dream house then they build a section 8 housing appartments next door to you. or a shopping mall walmart next to your property line.

my advice is talk to dan and Mandy because they bought their land then put a home on it. their house was made in organ then delivered to their property they really got what they wanted.

one big expence that is overlooked sometimes with buying land is running power and water and surer. public surer line is better of course than a septic tank then septic tanks are way expensive.

Do what makes you and your family Happy
Pray about it. ask God to show you his ideas for your house, and in his will be the best interest. I will pray for you on this matter.

RJ,

Barbi's uncle is a general contractor and has built a couple of his own homes. He could assist you with everything.

RJ have you talked to Granite Bay construction. Mike Melo used to work for them. I have worked with damn near every builder in the area and was very impressed with there craftsmanship. They usually build in the area you are looking. From Auburn to Granite Bay.

Something to look at if you haven't already, modular homes have improved 1000000x over in the last 10 years or so. They no longer look like two halves slapped together, and you've got a lot of options as far as interior design (walls, etc.) 2 story is also an option with modular homes.

Just a thought, may save on design and build costs, and the permits are often easier to get with less inspections.
